The risk of Asbestos

Asbestos-based products were widely used in construction from the 1920s to the mid-1980s and there can be both a health risk and a financial concern. In poor condition asbestos is a health risk as inhaled fibres can cause asbestosis or lung disease. If a material is damaged there can be significant costs to remove or deal with materials.  Some common materials known to contain Asbestos are:

  • Fibre cement materials like externa soffit linings or claddings
  • Old vinyl flooring and adhesives
  • Textured surfaces to internal walls and ceilings
  • Stone chip roof tiles (Decramastic roof tile)

Asbestos Detection

If a material is damaged, or if you are considering a renovation or alteration, or just want to know if a product contains Asbestos, a sample of the material would need to be tested in a laboratory. Hppi can assist you with this process.

If there are concerns that Asbestos may be present in the house, we recommend advising Hppi so that we can organise testing of the material professionally, and report back on results.

Our inspectors will keep a look out for asbestos looking materials during our inspections and advise professional testing if we suspect its presence, however, Hppi do not provide a specialised Asbestos survey as part of our standard reports. Without an Asbestos survey, we are unable to determine if Asbestos is present in the home.
