Hidden Leaks
There’s nothing more costly than missing an old leak tucked away where no one knows. Even a small drip can create significant damage over the years. Hidden leaks can compromise the integrity of your building structure and when undetected can grow into a dangerous (and costly) hazard.

Mould & Mildew
Our building inspectors get into the areas where the average viewer can’t – the areas that nasty mould and mildew tend to hang out. Just because mould is not on a visual surface doesn’t mean it can be ignored. Mould clusters tend to release spores into the airflow of a house. When you breathe this air your lung health can deteriorate over time, which is especially dangerous for infants and kids.

Compromised Weather Tightness
Even the brightest and most attractive properties can hide ugly issues. Many properties in New Zealand are prone to risky design, which, in the long term, can lead to hidden leaks. Our services will identify if a home is prone to weather-tightness issues, and the warning signs to be aware of before you buy.
Traces of Dangerous Meth use
Second-hand houses can be full of surprises, especially the ones you can’t see. Meth is one of the biggest financial killers in New Zealand homes. Did you know that if a meth test reveals a contamination level above 15ug/100cm2, the property should not be lived in? Yet, without a test being conducted you could move into a contaminated property without even knowing it. Asbestos Problems
As the Ministry of Health puts it, “Asbestos is a proven human carcinogen, and all forms of asbestos can cause cancer. The main way people are exposed to asbestos is by breathing in air that contains asbestos fibres. Asbestos causes cancer in a dose-dependent manner”. Managing or removing Asbestos can also be very costly and could be a powerful negotiating tool before you sign on the dotted line. Asbestos was widely used in New Zealand from the 1920s to the 1980s and was only banned in 2016. If you have concerns regarding Asbestos, we can test selected materials and provide a laboratory report on the findings.

Plumbing Issues
We are not plumbers but we know how to spot plumbing problems when we see them. Our inspections provide a visual report of all accessible piping work and hot water cylinders. We’ll find the drips and rust spots that most people miss and warn you if there is any wear and tear that you need to be aware of.
